A Year in Review at Gusto Bella Vita

Dear Residents of Gusto Bella Vita,
As we reflect on the past year, we are proud to share with you the journey we
have undertaken as the Board of Directors at Gusto Bella Vita. It has been a year
of challenges, accomplishments, and most importantly, a year of unwavering
dedication to our community.
Since taking on the responsibilities of the Board of Directors in April 2023,
Jason, Deanna, and Howard have been committed to making Gusto Bella Vita a
better place for all residents.
We understand the challenges we faced upon inheriting the state of the
community, but we have never wavered in our belief that we can restore Gusto
Bella Vita to its former reputation.
Here are just some of the accomplishments we have achieved over the past year,
each one contributing to the improvement of our community:
April 2023:
• Jason, Deanna, and Howard were voted onto the Board of Directors, bringing
fresh perspectives and a shared vision for Gusto Bella Vita.
May 2023:
• Replacement of Dog Relief Stations throughout the community.
• Terminated Naples Parking Management agreement.
• Pressure Washing of All Roofs.
June 2023:
• Added addendum in the sale to notify all new residents of the limited parking.
• Smart Locks installed on Clubhouse for easier entry.
• Future AC Drain Line clearing added to the budget.
July 2023:
• Shortened Guest Parking Lot Enforcement Hours by 2 hours, improving
parking availability for residents and their guests.
August 2023:
• Reduced Speed Limits from 25MPH to 15MPH for the safety of our residents.
September 2023:
• Updated Pest Control to Truly Nolan Company.
• Updated Tow Company to A-to-Z Towing.
• Updated Meeting Equipment for Virtual Meetings.
• WJ Johnson Reserve Study completed.
October 2023:
• New Irrigation pump and many repairs to the irrigation sprinkler heads and
underground pipe repairs.
November 2023:
• Updated Pool Equipment & Signs.
December 2023:
• Go live & installed signs throughout parking lot for Parking Boss.
• Remove Oak Trees on North Side of the Pool.
• Wi-Fi installed at the Clubhouse for Resident and Guest use.
• Painted the Caution Dips in Sidewalks with Bright Yellow Paint.
January 2024:
• Hired Duval Landscaping & began making Enhancements to the community.
March 2024:
• New Atomic Digital Clocks installed at the Pool/Gym.
• Updated Property Management to Sandcastle.
April 2024:
• Howard Resignation from Board due to health issues.
• Irrigation Fully repaired after over 2 years of not working.
• Audit for 2022 completed.
June 2024:
• Appoint Nicholas to the Board of Directors as Howard’s replacement.
July 2024:
• Clubhouse Office Floors Replacement due to Roof Leak.
• Clubhouse Drainage Clearing due to Sewage Back-up.
• Updated Condominium Association Rules & Regulations.
Additionally, we have been diligently working behind the scenes to address
various maintenance and improvement projects within Gusto Bella Vita.
In our
ongoing efforts to enhance the community, we are currently focusing on several
key initiatives:
• Lake Fountains.
• Gutter Cleaning.
• Gusto Bella Vita Website Update.
• Fix Shower at the pool.
• Fix Light Timer in Men’s restroom to save electricity.
• Outdated Mailbox Replacement at Clubhouse.
• Replacement of the Pool Tiles/Renovation.
• Walkway Pavers on both sides of the Clubhouse.
• Installation of new Gusto Bella Vita signage around the community.
• Pavers lifting all over the community due to Oak trees.
• Gutter Extensions Added to keep water away from Buildings.
• Window repairs and re-caulking to improve energy efficiency and aesthetics.
• Implement Dryer Vent Cleanings or Requirements showing proof of
completion.
• Implementation of new lighting in front of the buildings to improve safety and
visibility.
These projects represent just a fraction of our commitment to revitalizing Gusto
Bella Vita and ensuring a vibrant and thriving community for all residents. We are
dedicated to making Gusto Bella Vita a place we can all be proud to call home,
while enhancing property values.
As we look ahead to the future, we understand that challenges may arise, and
additional adjustments to our budget may be necessary to continue our journey
of improvement. By partnering exclusively with Seacrest Property Management
Company, we are confident that we can harness expert guidance and support to
propel Gusto Bella Vita to its fullest potential.
